What each measure means

Home prices
Zillow Home Value Index: the typical home (single-family and condo, middle of the market), seasonally adjusted. Changes compare the same index month to month or year to year. "Change since a date" compares any two months from January 2018 on. About 1,200 of the 1,344 ZIP codes in DC, Maryland and Virginia have a Zillow index; the rest show grey.
Rent
Zillow Observed Rent Index, typical asking rent across all rental homes. Where Zillow has no rent index, the latest month shows a lighter estimate built from Census American Community Survey rents moved forward with the county's Zillow trend. Treat estimates as a range, roughly plus or minus 8%.
Own vs rent
Estimated monthly cost to buy the typical home with 10% down at that month's Freddie Mac 30-year average rate, plus 1.2% a year for taxes and insurance and 0.55% for mortgage insurance, minus the typical rent. A planning number, not a quote.
For sale
Realtor.com monthly listing data by ZIP, county, state and metro: active listings, the share of listings with a price reduction that month, and median days on market. "Listings vs a year ago" hides areas with fewer than 5 listings a year earlier, and price cuts and days on market hide areas with fewer than 5 active listings.
Property taxes
County median property taxes paid and the effective tax rate, from Census American Community Survey 2020 to 2024 estimates. "Change in taxes paid" compares with the prior year after adjusting for inflation. At the ZIP level, ZIP codes show Census median taxes paid (Census reports anything above $10,000 as $10,000+) and a rate of median taxes divided by median home value; the yearly change stays at the county level. State and U.S. figures are the median county. Your actual bill depends on your local assessment, rate and any exemptions you qualify for.
DC, MD & VA or the whole country
The DC, MD & VA view goes down to ZIP codes for every measure. The United States view starts with every county in the country; zoom in and ZIP codes load for the states on screen, for home values, rent, listings and property taxes. Lending figures stay at the county level nationally. Rent comes from Zillow's rent index, which covers about 1,360 counties; for the rest, the latest month shows a lighter estimate from Census rents, scaled by how Zillow and Census rents compare in that state, and those can miss by 10 to 20%.
Lending
FFIEC Home Mortgage Disclosure Act data, 2018 to 2025: first-lien, closed-end loans on 1 to 4 unit homes that closed that year. ARM share is loans with an introductory rate period. DTI is the debt-to-income ratio the lender used at approval. ZIP figures split each census tract's loans across ZIPs by land area. ZIPs with fewer than 10 loans show grey, and fewer than 30 show lighter.
